Replacing a roof in Lugoff usually means taking off the first roof a house ever had. Census Bureau estimates put the median year built for homes in the Lugoff census area at 1995, and about 42.6% of homes there were built in 2000 or later. A shingle roof put on in the late 1990s or 2000s is now old enough that many owners are asking whether to keep patching or replace it. The answer depends on what is under the shingles, and you only see that once the old roof comes off.
This page walks through what a Lugoff re-roof involves, using our own Lugoff job as the example, and points you to the guides that go deeper. It is part of our Lugoff roofing page.
Why the age of Lugoff's housing matters
Lugoff is a census-designated place in Kershaw County, not an incorporated town. The 2024 American Community Survey counts about 3,995 housing units in the Lugoff census area, and about 87% of occupied homes are owner-occupied. The largest share, 24.1%, were built from 2000 to 2009. Another 13.6% date from the 1990s and 18.5% from the 1980s. Only 18.5% were built in 2010 or later.
Put simply, a large part of Lugoff is now 15 to 30 years into its first roof, and an older group from the 1970s and 1980s is likely on its second. Those are the ages where shingles lose granules, sealant strips let go, and small leaks at vents and flashing turn into soft decking. If your house is in a newer subdivision, see Is your Lugoff subdivision roof reaching its limit? for what to look for.
What a Lugoff roof replacement involves
Tear-off down to the deck
Since January 1, 2023, South Carolina has built to the 2021 International Residential Code with state amendments. Its section R908.3 says a roof replacement "shall include the removal of existing layers of roof coverings down to the roof deck." Going over the old roof with a second layer is off the table when two or more layers are already there or the existing roof is soaked or deteriorated. We start every Lugoff estimate from a full tear-off so the whole deck gets looked at.
Decking
Asphalt shingles have to be fastened to a solidly sheathed deck (R905.2.1). Sheathing that is rotted, delaminated or soft gets cut out and replaced before underlayment goes down. Since nobody can see the deck until tear-off, your contract should say how decking repair is priced and how you will be told about it before the work is done.
Ventilation
An attic needs intake low, at the soffits, and exhaust high, at or near the ridge. Many roofs we see have too little of one or both. A re-roof is the easiest time to fix that, because cutting a ridge vent slot or swapping box vents for a continuous ridge vent happens while the deck is open. Our roof ventilation guide explains how intake and exhaust have to be balanced.
Flashing and vent boots
Chimneys, walls, dormers and pipes are where most leaks start. A proper replacement removes the old flashing instead of reusing it, installs new step and base flashing where the roof meets a wall or chimney, and puts new boots on plumbing vents. Rubber vent boots tend to crack in the sun long before the shingles wear out.
Our Lugoff job, step by step
Our Lugoff roof replacement is a good picture of what a re-roof here can turn up. The photos show each stage.
- Before: worn, dark three-tab shingles, butted against the side of a small gable dormer.
- The chimney: the old flashing had been patched over and over with caulk along the brick, and the shingles beside it no longer matched.
- Tear-off: with the shingles off, the board decking around a plumbing vent had rotted through, and the rafter beneath it was soft and crumbling. That damage was not visible from outside.
- Deck and ventilation: the roof was stripped to the board decking, fresh boards were patched in, and the ridge was cut open along its length for a ridge vent.
- Underlayment and shingles: synthetic underlayment went down across the deck, followed by IKO Cambridge architectural shingles in Charcoal Grey.
- Flashing: new metal flashing was bent to the base of the chimney and fastened down, then the shingles were worked in around it.
- Finished: the hip and ridge capped, a ridge vent running the length of the peak, and a new boot on the plumbing vent.
The lesson for other Lugoff homeowners is the vent. A small leak at a pipe can go on quietly for years, soaking the deck and then the framing under it. If you have a stain on a ceiling under a vent, or a soft spot you can feel when walking the attic, mention it when you ask for estimates. Our Lugoff roof repair page covers what can be fixed without a new roof.
Permits for a Lugoff re-roof
Because Lugoff is unincorporated, a roof permit comes from Kershaw County Planning and Zoning (515 Walnut Street, Room 160, Camden; 803-425-7233), not from the City of Camden or the Town of Elgin, which issue their own permits inside their limits. The county's permit portal lists an "Exterior Renovation Permits - Roofing" type, and its specialty application has a "Roof" box. Call the county to confirm whether your job needs a permit, and see our Kershaw County and Camden roof permits guide for the application, inspections and which office covers your address.
A Lugoff mailing address does not settle that question by itself. If you are not sure whether your house is inside Elgin or Camden limits, check before anyone applies.
How to compare estimates
Two estimates with different totals often describe different jobs. Line them up and check each of these:
- Full tear-off to the deck, and how many layers are coming off.
- How decking repair is priced (per sheet or per board foot, for example) and how you will be told before it is done.
- Underlayment type, and whether leak barrier goes in valleys and at eaves and penetrations.
- The ventilation plan: intake, exhaust, and whether old box vents are removed and decked over.
- New flashing at chimneys, walls and dormers, rather than reused or caulked flashing.
- New vent boots and any other penetrations.
- The shingle by brand and product line, and the manufacturer and workmanship warranties by name.
- Who pulls any permit needed, cleanup, magnetic nail sweep and how the schedule is set.
The roofing estimates guide goes through this in more detail, and you can confirm a contractor's SC LLR registration with our license check guide. The Kershaw County Chamber says the county itself does not require a business license; Camden and Elgin do inside their limits.
What a roof replacement costs in Lugoff
We keep our price ranges in one place, the roof replacement cost guide, so they stay consistent across the site. On a Lugoff house, the things most likely to move your number are the roof's size and pitch, how much decking turns out to be bad, ventilation changes, chimney and wall flashing, and the shingle line you choose. If you are planning how to pay, see paying for a new roof and our financing options.
Repair or replace?
A roof with one leak at a vent boot and healthy shingles elsewhere is often a repair. When the shingle field itself is worn, with granule loss, curling, cracked tabs or repeated patches, repairs start to cost more than they save. The repair or replace guide walks through the decision. If storm or tree damage is part of the story, read storm and tree damage to Lugoff roofs first, and if insurance is paying, note that South Carolina law bars roofers from negotiating your claim or covering your deductible.
On the day
The length of a replacement depends on the roof's size and pitch, how much decking needs repair and the weather. A contractor who quotes a finish time before seeing the deck is guessing, so ask for the schedule in writing. Plan where the dumpster or trailer will go, move cars out of the driveway, and take fragile items off walls and high shelves, since hammering carries through the framing. Our roof replacement day guide has a checklist, and new roof aftercare covers the first year.
