Stage 4

Paying for it and insurance

Insurance pays for sudden damage, not for age. How your policy treats an older roof can matter as much as the storm itself.

Know what a roof costs before the first estimate arrives, how a claim actually works in South Carolina, and how financing compares with savings or a home-equity loan.

Stage 5

Choosing a roofer

South Carolina registers residential roofers for jobs over $500; it does not test them. Checking takes a few minutes.

Look the roofer up, get a certificate of insurance, and compare bids only once the scope lines up: tear-off, decking price, flashing, ventilation, warranty, permit and cleanup. If insurance is paying, state law gives you extra cancellation rights.

Stage 6

Getting ready for install day

A roof replacement is loud, dusty and busy. A little preparation protects your cars, your attic and your plants.

Clear the driveway, move what is near the walls, cover things in the attic, and plan for pets and children. Agree in writing on the price of any rotten decking found once the old roof is off.
